Any contractor working on your home should be insured. If not, you risk being personally liable in the event of injury or property damage. The only way you can be certain that your contractor has insurance is to have his insurance agent mail you a certificate of his insurance.

Don’t be a victim of dishonest contractors

Some contractors may offer to bring you a copy of their policy. This is an old trick you need to be aware of. They start paying for a policy at the beginning of the year and after they get the policy they stop paying. For the rest of the year they make copies of their policy to show people, even though they are actually uninsured. Be sure to have the agent mail you the certificate so you know the policy is current.

There is one other issue you should be aware of. A quick look through the yellow pages from one year to the next will show that many roofing contractors go out of business every year. This is sometimes due to an owner retiring, but more often is the result of financial trouble. A low price or offering “extras” on a proposal can be the first sign of desperation. If the material supplier is not paid by the roofing contractor, a lien will be placed on all homes and buildings for which material was supplied but was never paid. Don’t let this happen to you. Check with material suppliers for a long relationship with any contractor.
